One bedroom has a queen-sized bed, the other has two twins.

RATES
Our rates are for the house, not per person. We accept a maximum of four guests at the house. We could allow more guests, but we know that the house is extremely comfortable sleeping four... and we want happy guests. Each bedroom is its own private retreat away from the rest of the house... quiet, with its own bathroom & access to the screened balcony.
Rates are provided based on 7 night rental period.
Nightly rates are provided for those guests wishing to rent for less than 7 nights. |

Rental Policies
-Weekly rate is for 7 nights
-Rates subject to change without notice prior to confirmation.
-Rates listed are for a maximum of four people.
-Normal check-in time is after 2:00 pm on Saturday and check-out time before 10:00 am on Saturday.
-We have designed our policies after beach home rentals in the US. We provide secure access to the house, which means guests may arrive and depart at their convenience, without the need to check in with a property manager, etc. Our property manager is English-speaking, and is available when needed or if our guests have questions. They are established residents of Puerto Morelos, so they are available to provide guests with a wealth of information about the area. We also provide our guests with area maps and information on places to go & things to do.
-Payment options: Credit Card transactions are handled exclusively through Google Checkout or Paypal,
Cashiers Check, Money Order, Personal Check
-Deposits: Your deposit must be received within 14 days of your booking request to confirm your reservation. The deposit due is 50% of total to be paid upon reservation, confirmation will be sent upon receipt of deposit. Balance of payment is due 30 days prior to arrival. (The balance due for the two weeks which include Christmas and New Year's will be due no later than 60 days prior to arrival.)
-A security deposit of $200 is required and may be applied to actual damages caused by renter, as well as excessive cleaning charges, lost keys or cell phone. Security deposits will be fully refunded to you within 30 days of your departure provided there is no damage to the house, it was left in good, clean condition, and that you vacated the premises no later than 10 am check-out time.
-Cancellations & Refunds: Cancellations are effective on the date written notice is received by e-mail in our office. The following assessments will apply on cancellations:
91+ days prior to arrival: 20% of total rent
31-90 days prior to arrival: 50% of total rent
Less than 30 days prior to arrival: 100% of rent
The two weeks of Christmas and News Years: 100% of rent will be assessed if cancellation request is received later than 60 days prior to anticipated arrival.
